House Selling Process

When you decide to sell your house you need to be aware of the house selling process so that you have a smooth and quick sale.  You have to get the paper work in order and prepare the house before you announce its sale.  You should also decide if you are going to sell the house using the services of an agent or do it on your own.  You need to invest some time to research the market and the prices prevailing and the procedures and charges involved.  The process usually involves choosing the right agent, advertising and targeting your market and negotiating with potential buyers.

You need to get the legal contract prepared. The "contract for sale" is the contract that you expect the purchaser to sign. It is usually prepared by your solicitor/conveyancer and sets out the property details, any special conditions and a list of items that are included or excluded from the sale. The contract also contains certain prescribed documents such as the pest building report.

Before you advertise the sale of your house you have to get the house ready by preparing it to be presented to potential buyers.  This involves cleaning, painting, repairing and fixing faulty appliances and fixtures.   The carpets and rugs should be steam cleaned and the windows must be refurbished and cleaned to make the house well maintained look.  The garden and the garage also should be given a facelift by removing clutter and the lawns mowed and bushes removed.  The front of the house should present a beautiful picture of the house from the outside and should entice the passers by to come and take a look inside the house.  The house must be devoid of any odour and kept in an organized manner after removing clutter.  Curtains must be drawn to allow natural light inside.   The pets and children’s toys must be removed at the time of showing the house to potential buyers.

When the ad is out, set an appropriate time for inspection of the house by buyers and arrange to show the house to each party at mutual convenience.
