Sell Privately

Most people are excited about the idea to sell privately when it comes to selling their property. This is to save money a real estate agent would charge as commission. The agent’s commission is around 3 percent of the sale price which would actually run into thousands of dollars.  The other advantage is total control over the process without any mediator. You also save time on haggling with brokers. You have the freedom to determine the price and can also negotiate directly with the potential buyer. With some research, home work you can sell your house privately for a good price within a reasonable period of time.

Use FSBO sites

For Sale by Owner (FSBO) sites are dedicated to private selling where the home sellers can get their homes listed, get tips and advice.  Some sites let you chat with the trained real estate professional to get their doubts cleared.  You can upload photos or even virtual tours of your house in some sites. But you should be prepared to answer all the phone calls and answer multiple questions. You should also be patient to reply to repeated questions on the property. With some preparation you can handle the process confidently.  You can learn how to negotiate, how to accept offers, how to close the deal etc. from these sites as they contain tips and suggestions from experts on various aspects on how to sell privately.

Take professional help

You can leave a few steps of the process of selling privately to the certified and experienced professionals who will ensure you make no mistakes. By spending a small amount of money on them is worth as you can achieve a quick sale of your house for a good price. They are:

Pricing: Though you can research and compare prices of properties recently sold and fix your asking price, it is better to let an independent professional do the valuation as they have the skills required to evaluate every factor that counts in calculating the value of the house.  You can add 5 to 10 percent of this value to set your asking price if it is a seller’s market.  In a buyer’s market you should be prepared to accept a part of the price in deferred payment or you should allow a small discount as an incentive to evoke a quick buying decision.

Home staging: Being an important step of selling privately, it is better left to the professionals. They know how to show the house in a professional way to the potential buyers. They can direct the attention of the buyers to the positive and infer aspects of the house and know how to handle the objections if any.

Closing and Paperwork: The paperwork involved in the private sale of properties is complex and therefore is better left to the professionals such as solicitors or conveyancers.  They will see that the legal requirements are fulfilled and everything with the contract of sale is in order.

No wonder the number of home owners who want to sell privately is increasing off late as the internet and technology have made the home selling process easy, simple and convenient.
