Sell Your Property

One of the biggest decisions you’ll make in your life is to sell your property. Having made that decision, it is important to feel committed to it as there may be procedures to be followed that would involve some expenditure. You may want to sell your property in order to buy a new house, free yourself from debt or to fund a business project. You may want to sell your property as a result of a change in your life like relocation or divorce. Whatever the reason, you have to get involved in the process to sell your property quickly and profitably.

Preparing the property for sale

Having decided to sell your property you have to make it attractive to the buyer. You can do this by making some minor repairs and replacements. Spruce it up by repainting, power washing, de-cluttering and depersonalising.

  1. Repairs and replacements should be carried out before announcing your decision to sell your property.  Leaking taps or cracking floors or wall tiles should be fixed and hooks or bolts missing on the doors and windows must be replaced.  Kitchen counters and shelves must be de-cluttered.
  2. You can remove all personalisation once you decide to sell your property. Remove portraits, family heirlooms and photographs once you are ready to sell your property.   
  3. To make the property fresh from outside, paint the window trims, clean the side walks, vacuum the entire house and remove the cobwebs. Wax the floors and remove the bushes around. Improving the curb effect can make it easy for you to sell your property.
  4. Refurbish the kitchen cabinets and shelves in all the rooms. The buyers have a tendency to open and check them. So make sure they do not crack.
  5. Have the minimum number of furniture so that the rooms look large with plenty of moving space. Worn out and torn rugs or faded curtains should be replaced.
  6. Free the carpets form odours and oil spills.
  7. Clearing the pathways and mowing the lawn can add a well maintained appearance to the property.  Washing the exterior and side walks with a pressure washer can give a spic and span appearance helping you to sell the property quickly.

Showing the property to potential buyers

To sell your property you may have to show the property to different people and you may have to do this many times over. 

  • You should highlight the positive attributes of the house to evoke the right emotions in the minds of the buyer to sell your property within a reasonable time.
  • The windows coverings can be left open to allow natural light. The blinds can also be partially closed to hide any unwanted sights.
  • Air-conditioner or the heater should be switched on to suit the climatic conditions to make the buyers comfortably inspect the property.
  • Avoid spraying air fresheners with strong scents as some people are allergic to them. Instead, ensure freshly baked bread is present to give a homely feeling.
  • You can be away leaving the buyer alone to see the house. This leaves them free to check cabinet doors by opening them and talk among themselves.

Once you decide to sell your property make sure to follow these tips as any small mistake can be too expensive.
