What makes up a good house sale? Let's say there this house you've always wanted to buy but just can't quite get enough funds to go by but have a current one that you probably sell for added leverage. Banks not really helping with your loan applications and just can’t afford to purchase outright? Well then you might consider selling your house for extra cash to go by so you could purchase that dream home of yours or maybe invest your extra funds on a worthwhile business. Selling a property need not be cumbersome, and all it takes is a little wit and the right connections that you can all find online.


To get things started, consider the current market valuation of your property to give you an idea of how much you can get with the sale of the house. It would help to consult council valuations and independent evaluators. Often times, agent based assessment of your property may seem lower than the actual value of the property because they simply do it this way for them to get a fair share of the royalty in case you want them to sell it for you. You might as well have it sold by yourself and keep the sum of the sale for use with your future home purchase. You can also consider going through similar properties within the neighborhood with the same per square footing as basis for comparison.

Next on the list to consider is actual physical status of the house. No use marketing something old and beaten up, but instead we try to restore and put minor renovations to the property to add that sense of appeal to it. Start off by de-cluttering furniture and excess displays. You have to remember that you would be selling the property so need to disconnect any emotional connections to it. Clean those hard to reach areas especially the part of the house not reached by light a lot. Clean cupboards, and furnishings that you would be leaving behind. Consider hiring a professional stager to add attractive appeal to it.

Professional staging is the process of carefully arranging objects and adding good lighting for that enticing feel to it. Usually, these guys know where to put the “main attraction” in your property and really does a good job to projecting a nice warm feel and atmosphere that would attract any potential buyer.

Of course do not forget about the outside look of the property. Make sure it doesn’t look to gloomy and untidy. Trim the yard and make sure the front porch looks great. Add a yellowy feel to it as this attracts a buying atmosphere (think yellow marigolds). Once you arrangements and cleaning is all done, it’s time to have it listed for the public viewing. Think maximum exposure as much as possible to have it sold in no time at all. Online listings are a good place to start, as not only are they free but they provide a wide audience. Be sure to provide good snapshots of your property to entice buyers for a visit and in no time you would have sold your house for cash.
