Though I have basic idea of the general procedures involved in selling my home, I need to educate my self about some finer aspects. Everyone knows that listing online, advertising in the local real estate market and preparing the house for sale and the paper work are important steps of the home selling process. But each step has to be looked into from the buyer’s point of view and should be able to satisfy the buyer that the house has everything that is expected of it. Knowledge about the local real estate markets, the prevailing prices, preparing to answer buyer’s questions and some negotiation skills combined with some clever presentation of the home for sale is essential to achieve a successful and profitable home sale.
Selling my house may be difficult in the buyer’s market but there are ideas that I can put into action so that I can make my house stand out from the crowd and sell it within a reasonable time.
These are a few aspects that can make a difference between your house getting sold or left in the market.
- I will do things that would draw the attention of most buyers to my house by aggressively advertising and marketing it. I will have colour photographs of my home displayed along with the details of my home online. I can also print flyers with good colour photos of my house and distribute them in the neighbourhood. I will make sure that the front of my house is clearly visible, photos showing the hall spacious, with clean and neat surroundings. This will make a good first impression of the house and the potential buyer would also like to see the interior of the house. The photo should highlight the best features of my house with a lot of light.
- I will take care to do extensive marketing and advertising for selling my home fast. Apart from flyers, I will also print postcards and send them out to all my friends and associates to let them know about the sale of the house and they would spread the word even if they are not interested in buying and this will find genuine buyers as word of mouth advertising is known to be very powerful. I will also advertise in the newspapers every week. I will also have virtual tours of the house on the internet to attract potential buyers.
- I will also take care to set the most realistic price for selling my home. Overpricing it will put the buyers away and under pricing would give an impression that the house may have some problems. I will do extensive research and find out the right price. Getting the house valued by an independent professional is not a bad idea.
- If the house remains unsold for long periods of time, I can even consider offer financing to the buyer for selling my home. I will receive the sale proceeds over a period which will suit some buyers who may not be able to get financing in any other way to purchase the house. This is a mutually beneficial arrangement usually known as ‘vendor finance’.
