When Selling a house

So you’re thinking of selling a house for quite some time now, and considered taking a look around for tips on doing it like a pro? Well read on and find out how you can turn your property into top dollar just like how a real estate agent does it. You don’t really need to be in the sales biz to make top sale, knowing the basics would make a big difference though between bust or great. People sell basing on how motivated they are to make transactions. Someone who’s in for a foreclosure may be well moved to sell his/her property compared to someone who just needs to dispose of his second or third home for extra cash.

Let’s say you’re indeed motivated for the sale, or perhaps you’re someone who’s up for the foreclosure game and need cash badly then selling a house is indeed your next best course of action, rather than going the bankruptcy detour. Try going through the market for comparison and an idea on how you should go with pricing for your property. Good resources to consider for pricing would be similar properties within your neighborhood of same age and square footing. When selling a house, the price of your property may determine make or break so do not overprice. Marked up pricing usually done by real estate agents usually undermines jacking up price by 5-10% of the street price.

Next thing you need to consider before selling a house would be repairs and reconditioning of your property. If you own a dwelling or house that’s been passed on to you by your parents or left on by ancestry chances are you need to have it reconditioned before selling, otherwise it would go for a lower price or worst not be sold at all. Make sure there aren’t any leaks from broken pipes or from the ceiling. Carefully mast out cracks on walls. Check the water heater (if you have one) and make sure you don’t leave it out for repairs under the new owner’s bill. Of course put ample attention to cleaning as well, making sure it gets equal attention as repairs. Make sure to clean everything, from grouted and tiles in the bathroom to chrome faucet heads to make it shine. Likewise, repaint as needed for old walls that are brownish and discolored from time.

Finally, carefully arrange the furnishings you intend to include with the sale like cabinets, the sofas, tables etc. Consider hiring a professional stager to add a distinct appeal to your house that would make buyers crawling. Staging involves careful arranging of the elements in your house called a vignette that makes it look appealing. Once things are all in the bucket, it’s time to go out and consider listing and advertising the property for exposure. Cap all that hard work into a great sale that would go the extra mile. Carefully consider the advertising scheme you want when selling a house. Online listings from independent marketing businesses provide free listings or a minimal cost. It’s not only practical but easy to do from within your home.
